The Zoning and Current Development Division of the Albemarle County Department of Community
Development will approve the proposed plat referred to above when the following items have been satisfactorily
addressed. (The following comments are those that have been identified at this time. Additional comments or
conditions may be added or eliminated bases upon further review.) Each comment is preceded by the applicable
reference to the Albemarle County Code.
[Sec. 14 -302A 10] Right of further division of proposed lots. COMMENT: Provide required division
rights note verbatim:
Parcel TMP8 -35C is assigned 4 development rights and may be further divided and when
further divided these rights shall not comprise more than 20.33 acres. The residue of Tax
Map/Parcel 8 -34B is retaining 1 development right and when further divided it shall not
consist of more than 3.50 acres.
Parcel TMP8 -35C is assigned a total of 4 development rights. 3 development rights are
contained in that area obtained from TMP 8 -34B. 1 development right is contained in that area
from TMP 8 -35C.
2. [Sec. 14- 302A15, All] Identification of all owners and interest holders. COMMENT: Per this
section, provide address of owner.
3. [Sec. 14- 302B7] Agricultural forestal district. COMMENT: Include a note to read "The property
shown herein is not located in an Albemarle Agricultural- Forestal District."
4. [Sec. 14 -309, 310] Soil evaluations and Health Director approval of individual wells and /or septic
systems. COMMENT: Because as a result of this BLA, one lot will now be less than 5 acres, Health
Director approval is required prior to final plat approval. Please submit three (3) sets of soils work to
me for review (for the proposed Residue lot), and be sure to include a to -scale drawing that shows the
location of the drainfields on the proposed plat. It is helpful to the HD if you provide a minimum of 2
contour labels on the proposed drainfields.
5. [Sec. 14 -312] Location of existing buildings. COMMENT: County GIS indicates existing structures
in the proximity of a proposed lot line. If any structure is within 50' of a proposed lot line it must be
shown and dimensioned on the plat. If they are not within 50' of the proposed lot line, you may
submit a to -scale and dimensioned exhibit to me to show that.
6. [Sec. 14 -3035] Control points. COMMENT: Please provide control points as required by this
section. This may be provided on a separate exhibit (does not have to be the plat).
