This letter is to notify you that the following development proposal has been submitted to the County for review:

MAGISTERIAL DISTRICT: White Hall
TAX MAP/PARCELS:056K0-00-03-11800,056K0-00-03-11900,056K0-00-03-12000,056A2-01-00-062R0
LOCATION: Undeveloped portion of the Glenbrook Development located north of Park Ridge Dr., approximately 480 feet
east of Hill Top St., south of Three Notch'D Road, and west of the westernmost edge of Union Mission Ln.
PROPOSAL: Request approval of an initial site plan to construct 41 residential units on 2.162 acres for a density of 19
dwelling units/acre. A prior rezoning, which included the subject property, permitted a total of 180 residential units on
39.804 acres for a total density of 4.52 dwelling units/acre. This is the final phase of that development. In addition, 3
residential units from a previous phase will be amended with this site plan. A special exception is also requested.
ZONING: R6 Residential - residential (6 units/acre and up to 9 units/acre bonus level) under §18-16 of the zoning
ordinance.

ENTRANCE CORRIDOR: Yes
OVERLAY DISTRICT: EC, Entrance Corridor
COMPREHENSIVE PLAN: Middle Density Residential - residential 6-12 units/acre (up to 18 units/acre considered with
additional affordable housing units and/or small-scale housing types); supporting uses such as religious assembly, schools,
childcare, institutional, commercial/retail, and other small-scale non-residential uses.
The purpose of this notice is to inform you about the proposed project its location and how you can access a copy of the
proposed plan and other project information including comments from staff reviewers.
Please contact the lead reviewer at mgleason@albemarle.org for an online link through which you can view the plans,
reviewer comments, and provide feedback. The reviewer comments related to the proposal will be available to view on
December 21, 2023. Action on the proposed plan must be taken by January 5, 2024.
These projects are "by -right", which means that if the proposed plans meet the minimum requirements of the County's
zoning, site plan, or subdivision ordinances, they must be approved. Recognizing the importance of public comment, we
encourage you to reach out to the lead reviewer to express any concerns or questions you may have regarding the
application.
