Subject: SUB - 2010 -006- Pleasants- Boundary Line Adjustment
The Planner for the Zoning & Current Development Division of the Albemarle County
Department Community Development will recommend approve the plan referred to above when
the following items have been satisfactorily addressed. (The following comments are those that
have been identified at this time. Additional comments or conditions may be added or eliminated
based on further review.) [Each comment is preceded by the applicable reference to the
Albemarle County Code.]
1. [14- 302(A)(7)] Existing and departing lot lines. According to the County's records
"Parcel A" is a part of Tax Map 99A Parcel 2 and not a separate parcel. Remove the
existing lot line labeled "lot line to be vacated" between "Parcel A" and TM 99A Parcel
2. Attached is the tax map from our records showing the correct original parcel. Also,
correct any corresponding notes related to this. Tax Map 99A Parcel 2 is being combined
with Tax Map 99A Parcel 1, "Parcel A" does not exist.
2. [14- 302(A)(9)] Building sites on proposed lots. Provide a note stating the following
"Parcel [letter or number] and the residue of Tax Map/Parcel [numbers] each contain a
building site that complies with section 4.2.1 of the Albemarle County Zoning
ordinance."
3. [14- 302(A)(10)] Right of further division of proposed lots. Please state if any division
rights are being transferred with "Parcel B ". If no rights are being transferred, please note
this on the plat. If rights are being transferred, please provide the following notation on
the plat: "Parcel [letter or number] is assigned [number] development rights and may /may
not be further divided and when further divided these rights shall not comprise more than
[number] acres. The residue of Tax Map/Parcel [numbers] is retaining [number]
development rights and when further divided it shall not consist of more than [number]
acres."
4. [14- 302(B)(7)] Reservoir watershed; agricultural forestal district. Provide a notation as
to whether the land is within an Albemarle County water supply watershed or an
agricultural - forestal district. The property is not in an agricultural - forestal district but is
in the South Fork Hardware River water supply watershed.
5. [14- 303(D)] Acreage of lots. Since "Parcel A" does not exist but is a part of TM 99A
Parcel 2, revise TM 99A Parcel 2's existing acreage to be 0.465 acres.
6. [14 -309; 14 -310; 14 -4161 Soil evaluations. Health director approval of individual private
wells and/or septic systems. Individual private wells and septic systems. Provide the
results of percolation tests or other methods of soil evaluation used to determine the
suitability of the soil for septic systems with conventional drain fields, so that the agent
can then forward them onto the health department for review and approval.
7. [14 -312] Location of existing buildings. Please show the existing building located on TM
99A Parcel 2.
8. [14- 303(0)] Signature panels. Provide a signature panel for the County that reads "Agent
to the Board of Supervisors."
