Marotta, Senior Planner Re: SUB2010 -07 Stony Run BLA The Zoning and Current Development Division of the Albemarle County Department of Community Development will approve the proposed plat referred to above when the following items have been satisfactorily addressed. (The following comments are those that have been identified at this time. Additional comments or conditions may be added or eliminated bases upon further review.) Each comment is preceded by the applicable reference to the Albemarle County Code. 1. [14- 302A2] Vicinity Map. COMMENT: Provide vicinity map in accordance with this section. 2. [14- 302A7] Existing and departing lines. COMMENT: County GIS indicates there is a departing line at the corner of TMP 54 -46 and 43139, heading south. Please address this discrepancy. 3. [ 14- 302A9] Building sites on proposed lots. COMMENT: Provide note verbatim as required by this section. 4. [ 14- 302A10] Right of further division of proposed lots. COMMENT: Enumerate development rights for each lot and provide note verbatim, as required by this section. 5. [14- 302A15] Identification of all owners and certain interest holders. COMMENT: Provide owners address, as required by this section. 6. [14- 302B6] Tax map and parcel number. COMMENT: Please confirm "New Lot 5" has correct TMP. County GIS indicates it is TMP 54 -20F. 7. [14- 302B9] Flood Plain. COMMENT: provide information as required by this section. 8. [14- 302B7] Reservoir watershed and agricultural forestral district. COMMENT: provide note as required by this section. (FYI- this property is not within and ag- forest, but is within the Stockton Creek water supply protection area.) 9. [14 -303A] Statement of consent to divide. COMMENT: Note must be verbatim per this section. Please revise accordingly. 10. [14 -303D] Acreage of lots. COMMENT: acreage description in title on cover sheet does not match that on sheet 2 on the plat. Please address this discrepancy. 11. [14- 303H][14 -421] Monuments. COMMENT: Provide existing monuments, per this section. 12. [14 -3031] Bearing and distance ties. COMMENT 1: Please address text conflicts. COMMENT 2: What do "533, 534, 535" refer to, above Lot 2? 13. [ 14 -312] Location of existing buildings. COMMENT: GIS shows a building on TMP54 -43B 1. Please confirm this building is not within 50' of the existing or proposed property line. If it is within 50', it must be shown on the plat.
