Amy will make the final call on everything when she returns, but here is a list of the things that jumped out at me: -the drainage area limits to the east is likely larger. I think the existing facility on Mr. Wood's property drains more than the two parcels on the west side of Putt -Putt lane. -1 haven't gone as far as drawing my own map, but the 39 acres in the H &H study provided to the Water Resources Group for their project seems to be an underestimate (considering the additional area I believe drains to Mr. Wood's pond and runoff from the Carmike lot). If you want to pull the old plans to help confirm the DA: the site plan for the initial Albemarle Square Development is SDP -9, 10, 11, and 12 and the site plan for the Carmike lot is SDP -88 -111. I didn't look for a plan for the pond north of Rivals. -The topography indicates a culvert in the stream north of the new pond, but south of the Carmike crossing, that should be checked in your adequate channel analysis. This culvert is shown on the Albemarle square plans referenced above -A corps permit appears to be needed for the placement of the pond on a stream /wetland -The grading and filterra placement in the parking lot above the raintank should probably be adjusted to get more water into the units. -The planting strip on one side of Mallside Forrest Court appears to be flipped (I don't know if this was okayed in the preliminary). If this needs to be a "private road" for a subdivision purpose, the planting strip /sidewalk swap may need to be approved by the PC (14- 422.D) -Our design standard for the headwater on 10 -year storms for culverts is usually only 1.5 times the diameter. The Carmike crossing is above 3. This may need to be waived by Glenn. -A site visit is necessary to investigate the assumptions made in the MS -19 analysis. -1 haven't checked the calcs, but the pond is 8ft deep and only the first 6ft (from the WSE should be counted towards the WQV) Again, since Amy reviewed the earlier submittals of the project, she'll continue to do so. These comments, right now, are only advisory. -Phil
