HomeMy WebLinkAboutSDP201000004 Review Comments Major Amendment, Preliminary Plan 2010-02-09vIRGIN County of Albemarle Department of Community Development Memorandum To: Justin Shimp Ushimp @ddrva.com) From: Megan Yaniglos- Senior Planner Division: Zoning & Current Development Date: February 9, 2010 Subject: SDP - 2010 -004- Commonwealth Townhouses- Major Site Plan Amendment The Planner for the Zoning & Current Development Division of the Albemarle County Department Community Development will recommend approve the plan referred to above when the following items have been satisfactorily addressed. (The following comments are those that have been identified at this time. Additional comments or conditions may be added or eliminated based on further review.) [Each comment is preceded by the applicable reference to the Albemarle County Code.] 1. [32.7.9.7 (b)] The proposed dogwood tree near the building cannot be counted towards the interior landscaping requirement. Provide two additional large or medium shade trees for the parking lot interior landscaping requirement. 2. [32.5.6 (n)] The parking space closest to the dumpster pad cannot be counted as a parking space since the dumpster has doors that swing in and out and will block the parking space. Revise the parking lot to include an additional parking space or reconfigure the dumpster area. 3. [32.7.9.8] The detail for the dumpster calls for a chain -link fence, not a wooden enclosure. The dumpster needs to be screened per the requirements in Section 32.7.9.8. 4. [4.2] A new critical slopes waiver will need to be requested and approved by the planning commission. The critical slopes that are being disturbed in this amendment are different from the ones that were proposed and approved to be disturbed with the original site plan. 5. [32.7.9] The Maple street tree that is closest to the entrance is directly on the waterline. Revise so that the tree is not over the waterline.
