The members of the County's Site Review Committee have reviewed the development proposal referenced above. Preliminary comments are included below. Specifics of Proposal The applicant is seeking to amend SP200800025 to increase the building size from a maximum of 5,000 square feet. Planning Division No objection. Division of Zoning and Current Development Although this proposal increases the building size, the area of disturbance is not increased. The travel aisle width has been reduced to achieve the increased building dimensions. The applicant is proposing 9' wide parking spaces, which requires a 24' wide travel aisle. The revised building dimensions show that the width of the travel aisles on the east and west sides of the building range from 20' to 24'. If the applicant increases the parking space width to 10', the travel aisle is only required to be 20' wide. Staff recommends that the applicant reconfigure the site layout to show 10' parking spaces east and west of the building, and that the applicant confirm that the minimum travelway width would not drop below 20' at any point. The spaces marked "employee parking" do not require any revision. County Engineer No objection. SP 2010 -01, Earlysville Service Center Virginia Department of Transportation No objection. 2 Building Code Zoning The concept plan states the building would be 58' x 106', yet the application states the building would be 56' x 104'. The proposed size of the building needs to be confirmed and accurately shown and stated on all documents. A condition of SP200800025 required the construction of a fence along the north side of the proposed site, and no fence is shown on the revised concept plan. Fire and Rescue Division The revised concept plan must comply with the Virginia Statewide Fire Protection Code, and final approval is subject to field inspections and verification. Comments from each reviewer reflect information available at the time the development proposal was reviewed, and should not be considered final. However, the Site Review Committee has attempted to identify all issues which could effect approval of the proposed project.
