Mr. Lancto,
I am sending you this email as a follow up to our phone conversation earlier today. As I mentioned, the following
issues listed below would need to be addressed before I could grant administrative approval. Please note that
comprehensive sign criteria were established for this building when it was approved by the ARB. Those criteria, outlining
the conditions required for sign approval, are attached to this email.
Issues:
1. Details, including sign drawings and photo renderings, of the proposed (new) sign for the Route 29N (northwest)
side of the building were not included with the Architectural Review Board submission. Those sign drawings and
details would need to be submitted for review and approval.
According to Stewart Wright, Albemarle County Zoning Permit Planner (434- 296 -5832, ext. 3024, email:
swright2 @albemarle.org ), the sign permit cannot be issued because the two signs together exceed the allowed
square footage for this business. Mr. Wright stated: "The allowable square footage for this business is 69.3 s.f..
The applicant is proposing 1 new sign (82 s.f.) and moving the existing sign from the front of the building to the
rear of the building. Called Titan Sign Company and left a message that the permit was denied. No approved
Variance for a larger sign (VA 2009 -9 was never approved)."
The attached approved Comprehensive Sign Review Approved Conditions" state (under "Location ") :
"Signs must be centered within the areas designated on the approved elevations. Where brick detailing encloses
an approved sign area, signs must not extend over or on top of the brick detailing."
The sign drawing provided for the proposed "DISCOUNTERS" sign on the southeast (parking lot) side of the
building shows the sign extending over the brick detailing by approximately 9 ". Please note: the photo rendering
of this sign provided is inaccurate in that it shows the sign completely inside of the sign band area and brick
detailing.
The application may be approved administratively if the above issues are addressed adequately. Please reply to this
email by Monday, March 15th and indicate if you intend to revise the application to adequately address the above -noted
issues. This will allow me to keep the file active so that an administrative review /approval could continue.
