RE: SDP - 2009 -100 Pleasant Grove Baptist Church- Final
Dear Sir:
Your final site plan as revised 2/10/10 has been reviewed by Current Development- Planning; see
comments below. Additional comments from reviewing departments and agencies may be forthcoming.
Please review the comments and revise the plan accordingly. Your revisions should be resubmitted
directly to me along with the attached revised application submittal form.
Once all comments from all commenting departments /agencies are addressed and the plan meets the
requirements of the Albemarle County Code, tentative approval will be granted. After tentative approval
is granted you will be required to submit one complete set of plans for final tentative approval. Once
tentative final approval is granted you will be notified to submit the final site plan for signature. Do not
submit plans for signature until you verify with the planner that you may submit the mylars for
signing. When we request plans for signature, we will require two signed and sealed mylar copies of the
site plan (the original and a copy for County records) and two paper copies. Once submitted the plan
should be signed within one week.
Current Development Comments:
1. [32.5.6.e] Show existing treeline. Staff does note that it is possible the treeline is off the
property. If this is the case, provide a note on the cover sheet that "site is currently
wooded."
2. [32.5.6.p] Limits of clearing must be coordinated with limits of disturbance. Please note
that to clear, or to access an area to clear, is to disturb. Therefore your proposed limits of
disturbance must be revised to at least the limits of clearing.
3. Because trees are to remain on the site, a Conservation Checklist is required to be
completed and signed and provided on the landscape plan. While it is provided on the
plans and signed, it is not completed. Please go through the checklist, ensure each of
those items is addressed on the plans, and check it off on the checklist on the plans.
4. Please note that landscaping (trees) appears to be proposed over /adjacent to electric lines.
Likely there is an easement associated with these lines. You must either grant permission
from the easement holder to plant in their easement, or, you may revise the proposed plan
so that landscaping is not proposed in/around the electric lines and (likely) associated
easement.
