1. Please provide a benchmark location, elevation, and datum for topography. An existing utility or
other known position will suffice.
(Rev. 1) Comment has been addressed.
2. Please provide FEMA map and date references labeled for FEMA floodplains.
(Rev. 1) Comment has been addressed.
3. All slopes 25% and over (critical slopes by County Zoning Ordinance) must be shaded.
[18- 32.6.6] Critical slope disturbance will be considered exempt per 18- 4.2.6c unless the
unnecessary construction entrance south of the new appurtenances are to remain.
(Rev. 1) Comment has been addressed. Applicant has requested a review for a critical slopes
waiver. SDP -025 & SDP -026 are the approved plans that show the critical slopes as man -made.
4. Proposed slopes steeper than 3:1 must have low maintenance (not grass) ground cover specified on
the plan. Examples of acceptable groundcovers can be found in Table 3.37C of the VESCH.
(Rev. 1) Comment has been addressed.
5. Please provide all offsite temporary and permanent easements necessary to construct the site as
proposed. Temporary easements (for construction) can be in the form of letters or emails from the
property owner. To assist county review in determining where all easements are needed, please
show existing easement lines on the plans with references to deed book and page numbers.
(Rev. 1) Comment has been addressed.
B. Erosion and Sediment Control Plan
Please include the inlet protection in the limits of disturbance.
(Rev. 1) Comment has been addressed.
2. Please provide dust control (DC).
(Rev. 1) Comment has been addressed.
3. Please provide a construction entrance to the offsite portion of the site on the West side of US -29.
(Rev. 1) Comment has been addressed. However, engineering recommends that the
construction entrance be moved to Camelot Drive. The construction entrance's dimensions
must meet the minimum requirements of 12'X72'.

4. Please remove the construction entrance south of the proposed site.
(Rev. I) Please disregard comment. Disturbance of critical slopes has been approved by
planning.
5. Clean water diversions are not a state standard. Engineering recommends riprap or sod V- ditch.
(Rev. I) Comment has been addressed.
6. Please remove the silt fence outlet protections. Engineering recommends installing the silt fence
parallel to the contours.
(Rev. I) Comment has been addressed.
7. Silt fence must be placed parallel to contour lines wherever possible. For instance, east of the
larger WWTP basin, at least 100ft of silt fence can be provided along a contour line.
(Rev. I) Comment has been addressed.
8. All diversions should be removed from the plan. In their place, please provide silt fence parallel to
contour line wherever possible.
(Rev. I) Comment has been addressed.
9. Additional comments may be required based on enforcement of adjacent parcel earthwork
currently underway.
Once these comments have been addressed, please submit two (2) copies of the revised plans, calculations,
and narratives to Current Development Engineering.
Current Development Engineering is available from 2:30pm — 4:00pm on Thursdays to discuss these
review comments. Please contact Amy Pflaum at 434 - 296 -5832 or apflaum @albemarle.org to schedule an
