HomeMy WebLinkAboutSUB201000031 Review Comments Final Plat 2010-03-29vIRGIN� County of Albemarle Department of Community Development Memorandum To: Jeff Powell (Jeff @roudabush.com) From: Megan Yaniglos- Senior Planner Division: Zoning & Current Development Date: March 15, 2010 Subject: SUB - 2010 -031- Rio Station LLC- Final Subdivision and Private Street Request The Planner for the Zoning & Current Development Division of the Albemarle County Department Community Development will recommend approve the plan referred to above when the following items have been satisfactorily addressed. (The following comments are those that have been identified at this time. Additional comments or conditions may be added or eliminated based on further review.) [Each comment is preceded by the applicable reference to the Albemarle County Code.] 1. [14 -302 (A)(1)] Name of subdivision. Revise the title to read `subdivision' not `redivision' . 2. [14 -302 (B)(7)] Reservoir watershed; agricultural forestal district. State with a notation whether the parcel is in a reservoir watershed and agricultural - forestal district. The parcel is not in an agricultural - forestal district, but is in the South Fork Rivanna watershed. 3. [14 -306; 14- 303(E); 14 -233; 14 -234; 14 -410; 14 -412] Private streets. Provide the information required in section 14 -234 for the review of the private street. Show the location, dimensions and all the standards required in Sections 14 -303 (E), 14 -410 and 14 -412 for the proposed private street. If this information is not complete, does not address all of the requirements in the above sections for private streets, and is not received by Friday March 19th, the Planning Commission date will be rescheduled for a later date. 4. [14 -303 (H)] Monuments. Although there is a legend for the iron set, iron found for the monuments, none are shown on the plat. Show the required monuments. 5. [14 -303 (N)] Statement pertaining to private streets. Provide the following statement on the plat: "The streets in this subdivision may not meet the standards for acceptance into the secondary system of state highways and will not be maintained by the Virginia Department of Transportation or the County of Albemarle." 6. [14 -303 (S)] Control Points. Show at least four (4) control points, evenly distributed across the property and located at survey property corners, and shown on each sheet depicting the property. At the option of the subdivider, the control points may be shown on a copy of the plat, rather than on the original. 7. [14 -316] Approval of entrance on public streets. VDOT approval is required. VDOT will be commenting prior to the site review meeting. 8. [14 -317] Instrument evidencing maintenance of certain improvements. Provide a private street maintenance agreement for the proposed private street for review and approval from County Attorney. A template for such an agreement is attached.
