There are two outstanding issues: First, the Grass Mall that provides frontage to Lots 8 -12 must be shown as a separate parcel to be designated as Common Area. It is expected that this will be parceled off on the plat that will divide the townhouse lots, however, it needs to be shown on the site plan. Please see the following email from Claudette giving some guidance to help you determine a size for the Grass Mall parcel. Second, the Phase B /Phase C lines shown on the Stormwater Management plan would not necessarily match the lines that show what is being built with Phase B. The Stormwater Management plan should show the phase lines between the 1.195 acres that is Phase B and the 1.215 acres that will be Phase C. They should be labeled separately with the proposed C -value as 0.70 for Phase B and the Phase C C -value 'To be determined, see Note on this Sheet'. Let me know if you have any questions, Amy Amy D. One way to look at the Grass Mall is like a village or neighborhood green. The Crozet Master Plan, Open Space Table describes a neighborhood green as a green space that serves as an open space of limited size, edged by building frontages. The space might consist of grassy areas, shade trees, and simple native plantings. It would be used for unstructured recreation and require limited maintenance. It could also accommodate a gathering area and should minimize impervious pavements for walks. Ownership can be public or private. As I mentioned in my previous e-mail, there are no specifics regarding the size of the village green; however, it should be large enough to be space that residents can enjoy similar to open space areas in a neighborhood or condominium development.
