Subject: SUB 2010 -00037 Dofflemyer Family Division
The County of Albemarle Division of Zoning and Current Development will grant or recommend
approval of the family subdivision plat referred to above once the following comments have been
addressed: [Each comment is preceded by the applicable reference, which is to the Subdivision /Zoning
Ordinances unless otherwise specified.]
1. 14- 302(A)10 Right of further division of proposed lots. The number of lots, as assigned by the
subdivider, into which each proposed lot may be further divided by right pursuant to section
10.3.1 of the zoning ordinance, if applicable. The plat shall also contain the following note:
"Lot I is assigned [one] development right and may not be further divided. Tax Map 31
parcel 47A (residue) is assigned one development right and may not be further divided. With
this plat, 6.44 acres of Tax Map 31 parcel 47A will be added to Tax Map 31parcel 47B3. Tax
Map 31 and Parcel 47B3 will contain 5 development rights of which 2 development rights
can be used within the boundary of the former tax map 31 parcel 47B3 and three
development rights can be used within the former boundary of Tax Map 31 parcel 47A.
2. 14- 302(B)7 Reservoir watershed; agricultural - forestal district. A notation as to whether the
land is within an Albemarle County and/or City of Charlottesville water supply watershed or an
agricultural- forestal district. The property shown herein is located in an Albemarle and /or
City of Charlottesville water supply watershed (Chris Greene Lake water supply watershed).
Please correct this note on the plat.
3. 14- 302(B)8 Yards. The location of all yards required by this chapter and the zoning. Please add
the following setbacks to the plat. [RA] Rural Area setbacks are as follows: 75' Front setback
from an existing public street, 25' side setback from an internal private or public road, 25'
side setbacks, and a rear setback of 35 feet.
4. 14- 302.(B).10 Stream buffers. The location of stream buffers required by section 17 -317 of the
water protection ordinance. Please show the location of the required water protection
ordinance buffer. Refer to the Albemarle County GIS web site for the location of the
required stream buffer.
5. 14 -303.E Dimension standards and information on all lots, streets, alleys, easements, and
shared driveways. Please indicate on the plat the dimension of Wakefield Farm Road. Is it a
30 foot private road? If so indicate this on the plat.
6. 14 -303.8 Control points. At least four (4) control points, evenly distributed across the property
and located at survey property corners, and shown on each sheet depicting the property. At the
option of the subdivider, the control points may be shown on a copy of the final plat, rather
than on the original final plat. Please provide control points on the plat or on a separate copy
of the final plat.
7. Sec. 14 -211 and Sec. 212 (A) - Verification of Family Division. Copy of affidavit, deed, letter
from attorney stating: grantee, grantor and their relationship; and certifying that this is a Family
Division in accordance with Section 14 -208 and related provisions of the Albemarle County
Code. Please provide a document that verifies the family relationship per section 14 -208 of the
Albemarle County Code.
8. 14 -309 Soil Evaluations (If any lot is less than 5 acres) The subdivider shall submit to the
agent with each final plat the results of percolation tests or other methods of soil evaluation
used to determine the suitability of the soil for septic systems with conventional drain fields, if
septic systems are proposed to be used in the development of the subdivision, and the results
are requested by the agent. These results shall be forwarded by the agent to the health director.
Please provide soils work for the resultant lots that are less than 5 acres.
