Subject: SDP - 200 -026- Old Trail Block 23- Preliminary Site Plan
The Planner for the Zoning & Current Development Division of the Albemarle County
Department Community Development will recommend approve the plan referred to above when
the following items have been satisfactorily addressed. (The following comments are those that
have been identified at this time. Additional comments or conditions may be added or eliminated
based on further review.) [Each comment is preceded by the applicable reference to the
Albemarle County Code.]
1. [18- 4.6.1; 32.5.6(1)] Every lot must front on either a public street or a private street.
Revise the streets shown to meet the requirements for private streets including curb and
gutter, street trees, and sidewalks, or request a waiver from these requirements. The
waiver will need to be granted by the Planning Commission.
2. [14 -233] A private street can only be approved administratively if the units are attached,
non - residential or it is a family subdivision. The center single family unit will require the
approval of the private streets by the Planning Commission. Please either remove the
single family dwelling unit or submit a request per Section 14 -234 of the subdivision
ordinance for the private streets.
3. [32.5.6 (b); Code of Development- Page 30] The maximum lot coverage for this block is
60 %. All of the units do not meet this requirement. Revise to meet this requirement.
4. [Code of Development- Page 35] Revise the note on the cover sheet concerning spatial
enclosure to state that the maximum height for the multi - family shall be only 3 stories.
Per the code for CT4 buildings can only be 4 stories with an exception where the block is
adjacent to CT5 and located on Old Trail Drive.
5. [32.5.6(a)] Include the proffers in the set.
6. [32.5.6 (n)] Provide the dimensions and paving materials for all walks, parking lots, and
driveways.
