A. Final Site Plan
1. Please provide professional seal, signed and dated. [18- 32.6.1]
2. Please provide date for the topographic information. All topography should be at least visually
field verified by the designer within the last year. [18- 32.6.6]
3. Proposed sloped steeper than 3:! must have low maintenance (not grass) ground cover specified on
the plan.
4. All entrances must have VDOT designations (PE -1. CG -9a, etc.)
5. Please provide an entrance profile. Entrances must need exceed 4% grade for a distance of 40'
from the intersected street, measured anywhere in the entrance. [18- 4.12.17]
6. Please provide unobstructed sight distance lines at entrances, less than 10' x Speed Limit of
intersected streets, measured from a point 10' off the edge of pavement of the intersected streets.
7. VDOT approval must be obtained for any plans affecting public right -of -way.
8. Please label the biofilter on the plans.
9. It appears that the existing rock wall is interfering with the proposed culvert. Is the rock wall being
demolished? Additional comments may be forthcoming once more information of received.
10. Temporary grading and construction easements will be necessary from TMP 56A2 -1 -15.
11. The drainage on Tabor Street must match with the Downtown Crozet Streetscape Project. Please
revise.
12. Please specify if services will be done in the existing structure during construction. If so,
additional comments may be forthcoming.
B. Stormwater Management Plan
1. This site is located within the watershed of the County maintained Lickinghole Creek SWM
facility. Per Board policy, all development within this watershed must pay a pro -rata fee in
exchange for the water quality treatment provided by the facility. This development is not required
to provide SWM quality onsite and County Engineering will not be reviewing this WPO
application for water quality. The pro -rata fee will be computed at the time of plan approval.
2. Please be consistent with the C- values for gravel. Please use .70 as your C- value.
3. This property is located within a new potential SWM district. Over the next several months, the
county will be shaping the parameters of this new district. If the SWM plan for this development is
not approved prior to the Board Action, the property may be subject to its governing requirements.
A possible outcome could be the collecting of a fee in exchange for providing detention

requirements for development within the watershed. Until the scope of this facility /district is more
refined, I recommend continuing with the current on -site detention design.
C. Erosion and Sediment Control Plan
4. Please provide limits of clearing and grading encompassing all disturbances, entrances, staging
and parking areas, areas where sediment laden runoff will cross, or any construction related
activities. This must match any landscape and conservation plans if necessary.
5. Please provide dust control (DC).
6. Please provide temporary seeding (TS) and permanent seeding (PS).
7. Please provide a stockpile location.
8. Please provide outlet protection (OP) for culvert #2.
9. Permanent seeding must be placed immediately after grading the ditch on the east side of the site.
10. The silt fence on the proposed gravel travelway must be moved towards the west so the travelway
can be built.
11. Please provide a diversion dike between the sediment trap and the east side of the new gravel
entrance.
12. The wet storage length in the "wet storage optimization" must match the length at "Final Basin
Design Information" as well as on the plans.
