Mills, PE Rummel, Klepper & Kahl, LLP 801 East Main Street, Suite 1000 Richmond, VA 23219 RE: ARB- 2008 -160: Comfort Suites at Hollymead Town Center Dear Sir/Madame: I have reviewed your recent submittal which consisted of site plan sheets 1 - 5 of 5 with revision date of 4 -5 -2010; landscape plan 1 of 1 dated 2 -26 -2010; and lighting plan sheets 1 -2 of 2 dated 4 -7 -2010. The following issues remain outstanding. 1. Revise the architectural elevations to include identification of the color for the window air conditioning units. 2. The applicant is encouraged to provide complete sign information on the drawings for review at this time to avoid a future ARB sign submittal. 3. Remove the words "parking area" from the lighting notes. 4. The retaining wall that is proposed to be located west of the lower forebay and the change in the western end of the existing retaining wall are not detailed anywhere in the plans. Details are required. Coordination with the site plan for parcel 41D3 is required. 5. Notes regarding the time of completion of planting at the pond have been added to the plan, but further clarification is required: a. Note 1 references Area B. Area B is shown on the north side of the pond. The text of the note discusses plants on the south side of the pond. b. Note 2 references Area A. Area A is shown on the south side of the pond. The text of the note discusses plants on the north side of the pond. c. The ARB's condition of approval included wording that referred to the plan they were reviewing at that time. Including that wording verbatim in the note on this plan does not provide for clarity. Revise the notes to read as follows, filling in the appropriate area number: "1. The planting proposed on the south side of the pond, labeled Area _, shall be completed with the construction of the hotel. 2. The planting on the north, east and west sides of the pond, labeled Area _, shall be completed within one year of the approval of this site plan." d. As with comment #4, above, coordination with the site plan for parcel 41D3 is required. 6. Discrepancies exist between the landscape plan and the plant, as follows. a. The 3 BENI, 1 OV, 1 CH and 1 SA located below the upper forebay should be included within what is labeled as the Area B bubble. The 1 OV located west of the upper forebay should be included within what is labeled as the Area A bubble. b. 18 PF are missing from the schedule for parcel 41D5. (They are located along the north side of the 41D5 property line.) c. The 361 JC identified in the schedule for parcel D6 are identified on the plan as JV. d. On parcel D5, there appear to be 23 PLOL, not 10. e. Some parts of the plan are difficult to read. Please double -check these numbers or make the notations more visible: i. The schedule indicates 43 PLOL for parcel 41D4, but I can only locate 30. ii. I don't see the IV on parcel D5. Please provide: 1. Two full sets of revised drawings addressing each of these conditions. Include updated ARB revision dates on each drawing and an ARB approval signature panel. 2. A memo including detailed responses indicating how each condition has been satisfied. If changes other than those requested have been made, identify those changes in the memo also. Highlighting the changes in the drawing with "clouding" or by other means will facilitate review and approval. 3. The attached "Revised Application Submittal" form. This form must be returned with your revisions to ensure proper tracking and distribution. When staffs review of this information indicates that all conditions of approval have been met, a Certificate of Appropriateness may be issued.
