(The following comments are those that have been identified at this time. Additional comments or conditions may be added or eliminated based on further review.) [Each comment is preceded by the applicable reference to the Albemarle County Code.] 1. [14 -302 (A)(9)] Building sites on proposed lots. Lot 14's building site does not meet the requirements set in the zoning ordinance. Section 4.2.2 (1) states that "each building site for a dwelling unit shall have an area of thirty thousand (30,000) square feet or greater and shall be of such dimensions that no one dimension exceeds any other by a ratio of more than five (5) to one (1) as described by a rectangle inscribed within the building site." Revise to meet this requirement or submit a request for a waiver per section 4.2.2 (3). 2. [14 -302 (A)(10)] Right of further division of proposed lots. Specify with notations exactly what is happening with the development rights. Use the exact language provided in this section of the ordinance for the notation. This is what I have calculated as far as the development rights go, but clarification needs to occur on the plat. - TMP 120 -16H6 has no development rights. It appears that all of the lots except one, Lot 5, are over 21 acres. Lot 5 will need to be moved to TMP 120 -16 in order for it to be less than 21 acres in size since it will require a development right. Revise the plan so that all the lots that are shown in TMP 120 -16H6 are over 21 acres. - TMP 120 -16 has 5 development rights. It appears that 4 of them are being used for Lots 11, 12, 21, and 22. Use the language in the ordinance to assign the development rights and state which proposed lot will contain the last of the 5 development rights, as well as whether or not they will be further divided. - TMP 120 -16G has 5 development rights. It appears that all of them are being assigned to proposed lots 14, 15, 16, 17 and 18. Use the language in the ordinance to assign the development rights and state whether or not they will be further divided. Also, Lot 18 needs to contain 2 acres on the part of the lot located in 120 -16G where the building site is shown. 3. [14 -401] Double frontage lots. Lot 14 has double frontage.
