But, in the two areas where the 9' -wide parallel parking spaces are proposed on- street, the curb -to -curb width is 27'. Taking out the 9' parking spaces leaves an 18' travelway for 2 -way traffic, this does not meet the 20' travelway standard in the Private Street Standards Table in the Design Standards Manual. It appears that the curb -to -curb width needs to be expanded to 29' in these areas. One other thing, since a vehicular entrance into Lot 15 is not currently being shown, I did not mention this in my comments, but if one is eventually proposed at the top of the horseshoe (across from Lots 7 & 8), it will need to meet the 100' internal intersection sight distance requirement (18- 4.12.15.d). Preserving that sight distance could affect the layout of a future building. Just wanted to give you a heads up since I most likely won't be the one reviewing the Final Site Plan. During our meeting a few weeks ago, we discussed the travel lane width for this private street, and you indicated 20' f /c -f /c was acceptable, per the alternate street standards on page 29 of the design standards manual. Could you please explain what your remaining comment is referencing? If there is something we need to change, we'll be glad to take care of it — if possible, we'd like to get this addressed before you leave next week. The following summarizes our discussion from the meeting: • Amy provided alternate road standards which can be used, which allow 20' f /c -f /c. 100' site distance is also required • We will check VDOT commercial entrance stds for the block entrance as well as the parking lot entrance and ensure they comply • Development is limited to 3 stories • Megan is getting clarification from Bill on whether double frontage is an issue • Claudette will clarify whether our unit type will meet relegated parking requirements, provided the front courtyards are enclosed with low walls • Porches facing Golf Drive on end units are satisfactory in concept to meet the requirement that units face Golf Drive • Parallel parking spaces will be revised to 9'x20' • Road centerlines will be shown • All roads will be private streets • Site distances will be labeled • Megan will check with Ron Higgins on any issue with the decks/ porches • A preliminary landscape plan will be included to show conceptually areas of screening — species will not be identified at this time.
