Subject: SUB 2008 -00236 North Garden/Augusta Lumber BLA
The County of Albemarle Division of Zoning and Current Development will grant or recommend approval of the
boundary line adjustment plat referred to above once the following comments have been addressed: [Each comment
is preceded by the applicable reference, which is to the Subdivision/Zoning Ordinances unless otherwise specified.]
1. [14- 302(A) 21 Vicinity map. A map at a scale of one (1) inch equal to two thousand (2,000) feet
showing the property and its relationship with adjoining land and streets, its relationship with landmarks
in the area and, if the subdivision is a phased subdivision, all other phases of the subdivision for which a
final plat has been approved, in detail adequate to describe the location of the property without field
review. Please indicate on the plat the scale of the vicinity man. The vicinity man must be at a
scale of (1) inch equal to two thousand (2000) square feet [at a minimum].
2. [14- 302(A) 101 Right of further division of proposed lots. The number of lots, as assigned by-the
subdivider, into which each proposed lot may be further divided by right pursuant to section 10.3.1 of
the zoning ordinance, if applicable. How many development rights are in each parcel shown on the
boundary line adjustment? Please add a note on the plat denoting the number of development rights
in each parcel, and how they are affected or not affected by this boundary line adiustment. Use
the following language to address the development rights: Parcel [letter or number] is assigned [number]
development rights and may /may not be further divided and when further divided these rights shall not
comprise more than [number] acres. The residue of Tax Map/Parcel [numbers] is retaining [number]
development rights and when further divided it shall not consist of more than [number] acres."
3. [14- 302(B) 10] Stream buffers. Please show the location of stream buffers required by section 17 -317
of the water protection ordinance, with the following note: "The stream buffer(s) shown hereon shall be
managed in accordance with the Albemarle County Water Protection Ordinance. "Jumping Branch
has a 100 foot water protection ordinance buffer on both sides (refer to the Albemarle County
GIS web for assistance). Please show the water protection ordinance buffer on the plat and add
the stream buffer note above indicating that the buffer will be managed in accordance with the
Albemarle County Water Protection Ordinance.
