At the meeting, we discussed the responses requested in my letter of February 4, 2010. Given the results of our discussion and my communication with VDOT staff, it will no longer be necessary for you to submit a drawn plan to accompany your application. The most recent VDOT comment is included below: • The VDOT Permit Inspector reviewed this site yesterday and said they have adequate sight distance within the existing row and they believe the plat is shown incorrectly. It appears that the curves shown are not correct and the sight distance line does not actually fall outside of the pavement of the road. However, please respond on the following matter in writing with your resubmission: Your application states that "this lot will create a building area for myself or children or grandchildren." Please explain further in writing in your response. Are you considering holding the additional lot for yourself to sell? Or have you decided to only transfer it to family members? This will be an important question for the Planning Commission and Board of Supervisors. As I mentioned at our meeting, requests for additional lots to be sold are nearly always denied as being inconsistent with the Comprehensive Plan goals for the Rural Areas. Requests for family- division lots are more frequently approved. Any approval of your application is very likely to include a condition requiring that the lot only be transferred to a family member, and that it remain in the family for some period of years. Please let me know if you have any questions. Yours sincerely, Scott Clark Scnior Planncr
