SUB2010 -60 Pavilions at Pantops, Phase 3- Final Plat
The Zoning and Current Development Division of the Albemarle County Department of Community
Development will approve the proposed plat referred to above when the following items have been satisfactorily
addressed. (The following comments are those that have been identified at this time. Additional comments or
conditions may be added or eliminated bases upon further review.) Each comment is preceded by the applicable
reference to the Albemarle County Code.
1. [14- 302.A.9, 302.B.8] Building sites on proposed lots, Yards. COMMENT: Pull back building
setbacks to get all building envelopes out of the 100' ingress /egress easement. It appears changes to
sheets 3A, B, C, and 4A are required, and there may be others.
2. [14-302.A. 15, 303.0] Identification of all owners and certain interest holders. COMMENT: Provide
name, title, and authority of person signing the plat on behalf of North Pantops Townhouses, LLC.
(Authority may be provided in a separate document, name and title must be on the plat.)
3. [14- 303.C] Boundary lines. COMMENT: Guest parking areas (parking not in a driveway, ie. those
clusters of parking immediately off the private street that are currently within the open space) must be
included in the access easement. Revise "AE" to include parking areas and revise calcs as needed.
Ensure all sidewalks are within the "AE ", as well.
a. Related to this, please ensure that the entire required 18' depth of driveway parking spaces are
contained within the lot boundaries. No portion of a required parking space may straddle a
property line.
4. [14- 3 -3.E] Dimension standards. COMMENT: Label /dimension proposed width of private streets.
[14- 303.1] Public utility, drainage, and sight distance easements. COMMENT: Proposed RWSA
easement at the north of the site is 5' in some places and 10' in others. It is only called out as a 5'
easement; please add appropriate call -outs where necessary.
6. [ 14- 303.M] Street names. COMMENT: E911 approval of street names is required. A copy of the plat
has been sent to them and comments (or approval) is pending.
7. [14 -234] Procedure to authorize private street and related matters. COMMENT: Per this section,
provide justification for request for private streets. Agent may approve administratively per 14 -233B.
8. [14 -418] Fire protection. COMMENT: Please indicate the location of fire hydrants. All portions of
all lot frontages must be within 400 feet of a fire hydrant by way of a prepared travel way. (This may
be submitted on a separate exhibit for the Fire Marshall's verification.)
9. [14- 302.A.2,3] Private /Public Easements. COMMENT: To whom is the access easements that are
proposed to be vacated, dedicated? The holder of the easement is required to authorize the vacation of
the easement and sign the plat.
10. Engineering approval is required prior to final plat approval.
a. Road Bond Request Form and fees are required. Road bond must be posted and approved prior
to final site plan approval.
11. VDOT approval of entrances onto the public street is required prior to final plat approval.
