HomeMy WebLinkAboutSUB200900070 Review Comments Final Plat 2010-06-11c��pF AL &FA9'P �'IRGINIP County of Albemarle Department of Community Development Memorandum To: Scott Collins From: Gerald Gatobu, Senior Planner Division: Zoning and Current Development Date: June 11, 2010 Subject: SUB 2009 — 00070 Arden Place Final Plat The County of Albemarle Division of Zoning and Current Development will grant recommend approval of the Final Plat referred to above once the following comments have been addressed: [Each comment is preceded by the applicable reference, which is to the Subdivision/Zoning Ordinances unless otherwise specified.] 1. [14- 302(A)4] Private easements. The location and dimensions of all existing and proposed private easements. Existing easements shall be labeled with the deed book and page number and the name of the owner of record. Please label the deed book and page number and the owner of record for the variable width private ingress egress access drainage and landscape easement shown on the plat. 2. [14- 302(A)14] Land to be dedicated in fee or reserved. The location, acreage, and current owner of all land intended to be dedicated in fee or reserved for public use, or to be reserved in a deed for the common use of lot owners in the subdivision. Please indicate on the plat the acreage of the land to be dedicated to public use. Land dedicated under this section shall be set apart on the final plat and be identified by a note on the plat stating that the land is dedicated for public use. Please refer to the attached board approval letter. 3. [14- 302(B)8] Yards. The location of all yards required by this chapter and the zoning ordinance, which may be shown graphically or described in a note on the plat. Indicate on the plat the setbacks for the R15 zoning district. 4. [14- 303] Control points. At least four (4) control points, evenly distributed across the property and located at survey property corners, and shown on each sheet depicting the property. At the option of the subdivider, the control points may be shown on a copy of the final plat, rather than on the original final plat. Please add control points. 5. [14 -317] Instrument evidencing maintenance of certain improvements. If the subdivision will contain one (1) or more improvements that are not to be maintained by the county or any authority or other public agency, the subdivider shall submit with the final plat an instrument assuring the perpetual maintenance of the improvements. Private street maintenance agreements will be required for the private streets shown on the plat that are not to be maintained by the County, authority or other public agency. 6. [14 -435] Surety in lieu of completion of on -site improvements. All required bonds need to be posted before final plat approval is granted.
