Change of Use of Portion of Building at 2331 Seminole Lane Tax ID 045B1- 06- 00 -001B0 Dear Cliff: On May 25, 2010, an evaluation of the referenced structure was performed to determine the acceptability of using a portion of it for church functions. In particular, approximately one -half (7,500 sq. ft.) of the upper floor level was considered. Currently the building is classified as Group M (mercantile), and the proposed use is classified as Group A -3 (assembly). The Construction Type is II -B. This evaluation was performed in accordance with Chapter 34 of the 2006 International Building Code. A Chapter 34 evaluation scores a building's safety attributes in three categories: Fire Safety, Means of Egress and General Safety. A score of less than zero, in any category, indicates that the building, as is, is unacceptable for the proposed use. The results of the evaluation are: Fire Safety 0 Means of Egress 5 General Safety 7 The easternmost half of the upper floor level of the building is approved for church use. The information herein is intended to reflect the concerns of the Virginia Uniform Statewide Building Code.
