Marotta, Senior Planner Re: SUB2010 -63 County Green Cottages, BLA The Zoning and Current Development Division of the Albemarle County Department of Community Development will recommend approval of the proposed easement plat referred to above when the following items have been satisfactorily addressed. (The following comments are those that have been identified at this time. Additional comments or conditions may be added or eliminated bases upon further review.) Each comment is preceded by the applicable reference to the Albemarle County Code. 1. [Sec. 14- 302A4,] Private, public easements. COMMENT: 6' Landscape, drainage, and water easements must be shown on this plat. (Shown on plat DB 3539 PGs 386,388). If this easement no longer applies, please explain and provide evidence. 2. [Sec. 14- 302A9] Building sites on proposed lots. COMMENT: Provide note required by this section. 3. [Sec. 14- 302A15,3030] Identification of all owners, signature panels. COMMENT: Provide name and title of person signing on behalf of Southern Development. 4. [Sec. 14- 302B5,400] Zoning classification, minimum lot requirements. COMMENT: As shown, it does not appear that the setbacks are drawn correctly. Please revise rear setback to reflect 20' setback. Alternatively, remove all setbacks from the drawing and provide the requirements as a Note on the cover sheet. 5. [Sec. 14 -30213] Reservoir watershed/agricultural forestal districts. COMMENT: Provide notes as required by this section. 6. [Sec. 14- 302139] Flood plain. COMMENT: Provide note as required by this section. 7. [Sec. 14 -303G] Ownership of common areas. COMMENT: Per condition #1 of preliminary approval and Note #4 on the final plat that was recorded, open space shall be dedicated to the Homeowners Association. Please describe how this is being met and provide copy of HOA covenants. 8. [Sec. 14 -312] Location of existing buildings. COMMENT: County GIS indicates an existing building on Lot 16, within 50' of the property line. Therefore, building must be shown on the plat. 9. COMMENT: Planning Commission signature panel may be removed; it is not applicable for this plat.
