Subject: SDP 2010 -037 Woodlands Minor Site Plan Amendment to Sherwood Rec
The Planner for the Zoning & Current Development Division of the Albemarle County
Department Community Development will recommend approval of the plan referred to above
when the following items have been satisfactorily addressed. (The following comments are those
that have been identified at this time. Additional comments or conditions may be added or
eliminated based on further review.)
1. Identify owner of the subject property (in addition to developer info). The owner of
record appears to be Sherwood Manor Homeowners Association, not the Dovetail
Companies.
2. I do not believe Joseph Johnson is the correct contact at the Dovetail Companies. Please
provide the correct information.
3. Cover sheet identifies TMP76P -1 -1 as the subject property, yet the plan indicates
TMP76P -2 -2 might also be affected. Please provide property lines on the plans and if
necessary, revise subject parcel information on Sheet 1.
4. Provide zoning for TMP76P -1 -1 under reference with DB 541 -501. UPDATE:
a. R -15 was not added to the cover sheet, and that is the zoning for the Woodlands
property that is being disturbed and subject to this amendment. For all of the
properties being disturbed, be specific (on the cover sheet) what zoning districts
apply.
b. Parcel identification on Sheet 2 is not consistent for each parcel. Each notation
should include the TMP, owner, zoning, use, and instrument reference.
5. Please clarify how "total acreage" of 0.83 was calculated (from Sheet 1, General Notes).
UPDATE: Please break down the total disturbance that will occur on each parcel.
6. Evidence of (amended) agreement to temporary construction easement is required prior
to plan approval.
7. Show limits of "reforestation area" so the intent of the note on Sheet 6 requiring
replanting cannot be misinterpreted or disputed. UPDATE: Once stormwater issues are
resolved, resubmit plans for further review. As these limits may change, I cannot
determine if as proposed, it is approvable.
8. It appears tress will be disturbed/removed in order to construct the retaining wall. Please
revise E &S plan accordingly. UPDATE: Response noted, however, once stormwater
issues are resolved, resubmit plans for further review. As limits of clearing/ E &S may
change, I cannot determine if as proposed, it is approvable.
9. As drawn, tree protection fencing is shown going thru trees; please revise to located tree
protection fencing to as close to the dripline as possible. UPDATE: Response noted,
however, once stormwater issues are resolved, resubmit plans for further review. As
limits of clearing/ E &S may change, I cannot determine if as proposed, it is approvable.
10. Please provide a sheet with a revised planting plan and conservation checklist, and note
on that sheet that the landscape plan revisions shown are intended to amend SDP2007 -51,
LOR #1, as approved 3/23/10. UPDATE: Response noted, however, once stormwater
issues are resolved, resubmit plans for further review. As proposed landscaping may
change, I cannot determine if as proposed, it is approvable.
11. Engineering approval is required.
