HomeMy WebLinkAboutSUB201000068 Review Comments Final Plat 2010-06-16Philip Custer From: Philip Custer Sent: Wednesday, June 16, 2010 5:03 PM To: Elizabeth Marotta Subject: Engineering Review of Loupe LLC Plat (SUB- 2010 - 00068) Elizabeth- I have reviewed Loupe LLC two lot plat (SUB- 2010 - 00068). It appears that there are no engineering issues. However, it looks as though a private street must be requested and authorized prior to plat approval. The applicant must provide the request per 14 -234. This request can be approved administratively (14- 233.B.1) and the standards for the private road can be determined by the agent as specified in 14 -412.6 upon the recommendation of the county engineer. I have pulled the latest site plan and have found that this travelway does not meet the current VDOT standard for a street. The "street" is close to the parking aisle standards of our Zoning ordinance. However, the travelway measures 19ft wide (as opposed to 20ft with 10ft spaces) and does not provide protective barriers for per 18- 4.12.15.f. Despite the as -built condition, I do not think approval of a private street in this situation will create a danger to the health or safety of the public. When the private road request comes in and you think it deserves a review from an engineer, please pass it along to me. Otherwise, engineering review has no objection to this plat. Thanks, Phil
