Subject: SUB - 2010 -072- Old Trail Blocks 10, 16, 17, 18, 30, 31- Final Plat
The Planner for the Zoning & Current Development Division of the Albemarle County
Department Community Development will recommend approve the plan referred to above when
the following items have been satisfactorily addressed. (The following comments are those that
have been identified at this time. Additional comments or conditions may be added or eliminated
based on further review.) [Each comment is preceded by the applicable reference to the
Albemarle County Code.]
1. [14 -302 (A)(4)] Private easements. Revise the notation for the private recreational area to
match the language that was used in the application plan for the rezoning. "Open green
spaces within the development shall be owned and maintained by the Home Owners
Association."
2. [14 -317] Instrument evidencing maintenance of certain improvements. Provide an
instrument /document that states that the private recreation area will be maintained by the
Home Owners Association.
3. [ 14 -303 (D)] Acreage of lots. Since all of the recent applications (5 in total) for Old Trail
will change the residue as they are recorded, you will need to specify which applications
will be recorded first, second and so on, and change the residue acreage to match on the
subsequent divisions.
4. [14 -311; 14 -403] Infrastructure improvement plans, computations and documents; Lot
frontage. Provide road plans for the extension of Upland Drive to the parcel. The road
plans must be approved prior to approval of this plat, since the parcel does not have
frontage on any other road.
5. [14 -400; Code of Development Page 31] Minimum lot requirements. Revise the note for
the setback to show the setbacks required in this block per the Code of Development.
