The Easement Plat for Old Trail Ballard Field, submitted on April 27, 2010, has been reviewed. Current
Development Engineering can recommend approval once the following comments have been addressed;
The right -of -way or easement width of an alley may not be less than 20 -feet. The County
Engineer may recommend that the Agent authorize a width less than 20 -feet. The County
Engineer will not recommend the authorization of a width that does not encompass the full paved
width of the alley,as well as the 1 -foot gravel -based edges, while leaving 1 -foot on either side to
allow for proper maintenance. Please submit a request for a reduction from the required 20 -foot
width of the alley easement. Please indicate that the lesser width continues to incorporate
features for safety and welfare and allows for unimpeded vehicular circulation and adequate clear
zone. Of particular concern will be the lengths of adjacent perpendicular driveways to be served
by this alley. [14- 410(D) & DM 7D]
Rev. 1: A narrower alley right -of -way /easement is not recommended. I visited the site, and the
meandering construction, utilities, trash service, parking, expected future maintenance issues,
and other features of this alley do not lend themselves to a narrower easement width while
maintaining the welfare of the future residents.
2. For purposes of any future development of TMP 55 -70F, the alley easement should possibly
remain extended to the property line. The new alley easement does not extend to the property
line as the one that is being vacated does.
Rev.]: This has been addressed.
3. It appears that the driveway for Lot 9 may need an easement from TMP 55E -5 -A1.
Rev.]: This appears to be addressed, but only the certifying engineer /surveyor can be certain.
4. The Lots on this plat do not appear to match the lots on the approved Site Plan SDP200700084.
Are building setbacks to be from the edge of the alley right -of -way?
