Marotta, Senior Planner Re: SUB2010 -79 Coughlin Family Division Fax(434)9724025 The Zoning and Current Development Division of the Albemarle County Department of Community Development will approve the proposed plat referred to above when the following items have been satisfactorily addressed. (The following comments are those that have been identified at this time. Additional comments or conditions may be added or eliminated bases upon further review.) Each comment is preceded by the applicable reference to the Albemarle County Code. 1. [14- 302.A.3] Indicate on the plat that Whispering Pines is a private street. 2. [ 14.302.A.4] Re -label "new 30' easement" as "new 30' private street easement ". 3. [ 14- 302.A.9] Provide building site note as required by this section. 4. [ 14- 302.A.10] Provide development rights information on the plat and include required note, per this section. 5. [ 14- 302.A.15] Is TMP 57B -A held in a life estate? If so, this plat is not approvable as a family division, and the estate must be settled and the lot must be owned by qualifying family member before the plat can be approved. 6. [14- 302.B.1] Please provide plat at a typical scale, such as 1:100, or 1:200. You may use larger sheets if needed; we commonly receive plats on 18x 24 sheets 7. [ 14- 302.B.7] Provide notes as required by this section. 8. [ 14- 302.B.8] Provide setbacks as required by this section. This may be done as a note on the cover sheet. 9. [ 14- 302.B.9] Provide F RM panel reference /date. 10. [ 14- 302.B.10] Provide stream buffers note as required by this section. 11. [ 14- 303.A] Provide note in entirety, as required by this section. 12. [14- 303.N.] Provide note as required by this section. 13. [ 14- 303.0] Please add a box for Agent for Board of Supervisors and remove Board of Supervisors and Planning Commission boxes. 14. [14- 303.Q] Water supply note required, per this section. 15. [14- 303.5] Control points required, per this section. They may be provided on a separate exhibit. 16. [14 -211, 212A] Owners of both parcels must sign affidavit, therefore life estate must be settled prior to approval of family division. 17. [ 14- 212.B] Plat note and covenant required by this section. 18. [ 14- 309,310] Submit 1 more copy of soils work to this office. 19. [ 14 -312] show all buildings within 50' of a property line. County GIS indicates there may be a building that must be shown on the plat. 20. [ 14 -412] Provide note, per this section. 21. [ 14- 235.B] Provide note, per this section.
