Description:

Approximately 600 sq. ft. of sales area will be located on the first floor of a

It appears that this market intends to "package" for off site consumption as opposed to cooking on site. Our office
regulates those operators who prepare and serve rather than package food. This facility will need to be approved and
inspected by the Virginia Dept. of Agriculture ( VDACS). I am forwarding this email to our VDACS representation, Allyn
Olinger.
I am happy to contact the vendor directly to tell her this if you would like me to.

Dear Sir or Madam:
Albemarle County has received a request to establish a Farm Sales use on the parcel listed above. Per Section
5.1.47(a)(2) of the Zoning Ordinance, you are receiving this notification because you are the owner or agent of
abutting property or property immediately across the street from the site under review. The location of the site
under review is shown on the attached vicinity map. The request is as follows:
A single- vendor retail outlet for agricultural and value -added products (grown both onsite and
overage produce from the Arganica,Farm Club). Approximately 600 sq. ft. of sales area will be

through Saturday, from 6:30am to 7pm. At least 3 parking spaces will be provided for
customers.

Re: Change of Use of Small Structure in Front of 1785 Frays Mill Road

Dear Becca:
On July 13, 2010, an evaluation of the referenced structure was performed to determine the
suitability of using part of the structure as a store. Currently the building is classified as Group
R -3 (residential), and the proposed use is classified as a combination of Group M (store
downstairs) and R -3 (apartment upstairs). The Construction Type is V -B.
This, evaluation was performed in accordance with Chapter 34 of the 2006 International Building
Code. A Chapter 34 evaluation scores a building's safety attributes in three categories: Fire
Safety, Means of Egress and General Safety. A score of less than zero, in any category, indicates
that the building, as is, is unacceptable for the proposed use.
The results of the recent evaluation are:
Fire Safety -2
Means of Egress 1
General Safety 1
The building, as is, is not approved for use as a store / apartment.
If one alteration is made to the existing structure, the resulting scores will fall within the
acceptable limits, and the building will be suitable for use as a store with an apartment upstairs.

The alteration is:
e Install smoke detectors on both floor levels of the building. These smoke detectors must
be electrically intercomzected so that if smoke is detected at one device, alarms will
sound at all of the devices.
- _- The information herein is intended to reflect the-concerns of the Virginia Uniform Statewide
Building Code. It is understood that the Zoning Administrator has been contacted to verify
compliance with the Albemarle County Zoning Ordinance.
