Per Section 5.1.47(a)(2) of the Zoning Ordinance, you are receiving this notification because you are the owner or agent of abutting property or property immediately across the street from the site under review. GIN�P COUNTY OF ALBEMARLE Department of Community Development Inspections _Division 401 McIntire Road Charlottesville, Virginia 22902 -4596 (434) 296 - 5832 Fax (434) 972 - 4012 July 15, 2010 Becca Meadows 1785 Frays Mill Road Ruckersville, VA 22968 Re: Change of Use of Small Structure in Front of 1785 Frays Mill Road Parcel ID 02000 -00 -00 -01400 Dear Becca: On July 13, 2010, an evaluation of the referenced structure was performed to determine the suitability of using part of the structure as a store. Currently the building is classified as Group R -3 (residential), and the proposed use is classified as a combination of Group M (store downstairs) and R -3 (apartment upstairs). The Construction Type is V -B. This, evaluation was performed in accordance with Chapter 34 of the 2006 International Building Code. A Chapter 34 evaluation scores a building's safety attributes in three categories: Fire Safety, Means of Egress and General Safety. A score of less than zero, in any category, indicates that the building, as is, is unacceptable for the proposed use. The results of the recent evaluation are: Fire Safety -2 Means of Egress 1 General Safety 1 The building, as is, is not approved for use as a store / apartment. If one alteration is made to the existing structure, the resulting scores will fall within the acceptable limits, and the building will be suitable for use as a store with an apartment upstairs. r, i G The alteration is: e Install smoke detectors on both floor levels of the building. These smoke detectors must be electrically intercomzected so that if smoke is detected at one device, alarms will sound at all of the devices. - _- The information herein is intended to reflect the-concerns of the Virginia Uniform Statewide Building Code.
