RE: SDP - 200900016 North Fork Regional Pump Station Preliminary Site Plan
Dear Sir:
The Department of Community Development hereby grants administrative approval to the above
referenced site plan.
Preliminary site plan approval is valid for (1) one year in accordance with Section 32.4.3.1 of Chapter 18
of the Albemarle County Code. Therefore, preliminary site plan approval shall expire on 09/17/2010. If
preliminary site plan approval expires, a new application must be filed and processed.
Please address all of the requirements and conditions listed below and submit eight (8) tentative plan
copies to the Department of Community Development. This letter must be submitted with the tentative
plans, as a checklist, to document that you have addressed all requirements or conditions, or the tentative
plan will be denied.
Erosion and Sediment Control, BMP Stormwater Management, and road plans with the associated
applications and fees must also be submitted with the eight (8) tentative Plans. _
Once the-tentative plan is submitted and reviewed you will receive comments-from all
departments /divisions /agencies that have made comment on-the tentative plan. Any-further
.responses must be made directly-to each department /division/agency that has further comment.
After all aforementioned departments /divisions /agencies have granted a tentative approval, you
must verify with the Planner-that you may,submit the final mylars (2 sets),-two paper copies, the
final-site plan.application, and final site plan fee to the Department of Community Development.
Signing of-the plans will occur within one week once it is determined that the-final site plan mylars
reflect all tentative .approvals.
The final site plan will be subject to all final site plan requirements (Zoning Ordinance Section 32.6), in
addition to the following conditions.
The Department of Community Development shall not accept submittal of the final site plan for signature
until tentative approvals for the following conditions have been obtained:
Zonin6 & Current Development approval to include:
❑ Must meet all requirements of section 32.6 of the Albemarle County Code before final
site plan approval can be granted.

Engineering approval to include:
❑ At final site plan stage: A Water Protection Ordinance application must be submitted
with an Erosion and Sediment Control plan. Plans should show all disturbed areas,
including any pipes being installed for this plan.

Albemarle County Service Authority approval to include:
❑ Address all Albemarle County Service Authority comments before final site plan
approval can be granted.

Fire & Rescue approval to include:
❑ Indicate the location of fire hydrants. Hydrants must be located within 400 feet of the
building by way of a prepared travel way.

VDOT approval to include:
Gerald, I have reviewed the above referenced preliminary plan and have the following comments:
1. It appears that structures 27 and 28 have been relocated so they will not conflict with any future
widening of Route 29.
2. The paved turn lane should have a 12 foot width.
3. Final plans will need to include a pavement design in accordance with AASHTO methods and an
entrance profile. A break in the guardrail will also need to be designed and shown on the final
plan.
4. A permit will be required for any work within the existing ROW. No open cutting of the
pavement will be permitted.

obtained before final site plan approval can be granted.
