John,
I have attached a copy of the checklist that I have annotated and used to do a once -over on the briarwood ph 5 and 6
soon -to -be -plat. I circled it items I have questions about, or that appeared insufficient. The items that apply for a
preliminary subdivision are from Sec. 14- 302(A)1 -15. I encourage you to read this section of the code.
The rest of the items annotated on the checklist are FYI for the final.
I offer the following additional thoughts:
Please provide notes/ data that clearly delineates how much ac /sf are being used for what purpose, ie. lots, street
(public and private), residual, open space, etc...
Provide all Deed book /instrument references for the subject property, as well as any recorded easements.
Be sure you provide dimensions as well as lot ac /sf for each lot being created.
Be clear about what land is being proposed to be dedicated to whom (ie- public streets, water /drainage easements,
etc...)
Be sure to identify the building sites.
(Try not to clutter the pages up too much; when you combine topo and easements, for example, it gets very hard to
read.)
Make sure the placement of the sidewalks, etc... are correct per the preliminary site plan. i.e. that if the sidewalk needs
to be in the row, it is, or, if it is supposed to be on private property it is.
