The County of Albemarle Division of Zoning and Current Development will grant or recommend approval of
the final plat referred to above once the following comments have been addressed: [Each comment is preceded
by the applicable reference, which is to the Subdivision/Zoning Ordinances unless otherwise specified.]
1. [14- 302(A) 21 Vicinity map. A map at a scale of one (1) inch equal to two thousand (2,000) feet showing the
property and its relationship with adjoining land and streets, its relationship with landmarks in the area and,
if the subdivision is a phased subdivision, all other phases of the subdivision for which a final plat has been
approved, in detail adequate to describe the location of the property without field review. Please indicate
the scale of the vicinity man. The vicinity map must be dimensioned to a scale of one (1) inch equal to
two thousand (2,000) feet
2. [14- 302(A) 101 Right of further division of proposed lots. The number of lots, as assigned by the subdivider,
into which each proposed lot may be further divided by right pursuant to section 10.3.1 of the zoning
ordinance, if applicable. Tax Map 42 parcel 27 has only four development rights not five as indicated on the
development rights note on the plat. Please revise the assigning of development rights and subsequently the
development rights note on the plat.
3. [14- 302(B)7] Reservoir watershed; agricultural forestal district. A notation as to whether the land is
within an Albemarle County and/or City of Charlottesville water supply watershed or an agricultural -
forestal district. The property shown herein is within an Albemarle County and/or City of Charlottesville
water supply watershed. The property is in the Lower Mechum's River Water Supply Watershed. Please
add this to the plat.
4. [14- 303.5] Control points. At least four (4) control points, evenly distributed across the property and
located at survey property corners, and shown on each sheet depicting the property. At the option of the
subdivider, the control points may be shown on a copy of the final plat, rather than on the original final plat.
5. [14 -317] Instrument evidencing maintenance of certain improvements. If the subdivision will contain one
(1) or more improvements that are not to be maintained by the county or any authority or other public
agency, the subdivider shall submit with the final plat an instrument assuring the perpetual maintenance of
the improvement. Please submit a maintenance agreement that assure the perpetual maintenance of the new
30 foot access easement. I will be glad to send you a template prepared by the County Attorney's office.
6. [14 -310] please show the location of primary and reserve drainfields for both properties. Additionally, show
well locations on both properties.
7. Setbacks: Please make sure that RA setbacks are met. The setbacks are 25' front, 25' sides and 35' rear.
Existing dwellings must meet the Rural Area setbacks.
