RE: Special Use Permits and Rezoning Submittals
Dear Mr. Fritz:
Below are VDOT's comments for the July, 2010 Rezoning and Special Use Permit applications:
SP- 2010 -00010 Ivy Creek Methodist Church (Joan McDowell)
• ITE trip generation numbers need to be shown on the plan.
• The site shows two existing entrances. The site plan will need to show an entrance that meets the
standards for a commercial entrance in accordance with the requirements of the VDOT Road
Design Manual Appendix F. Entrance spacing, width, type of material and adequate sight
distances need to be addressed with the plan.
• The existing asphalt entrance has 4 parking spaces proposed within the entrance throat. This
creates a conflict with the entrance and will need to be addressed.
SP- 2010 -00016 Forest Lakes Farmers Market (Summer Frederick)
• It appears that this proposal will use the parking lot at the clubhouse. The only concern is if there
is additional need for parking, there may be issues with cars parking along Ashwood Blvd.
SP- 2010 -00018 Matheny Family Division (Scott Clark)
• Applicant needs to contact VDOT Permits to set up a time to meet and evaluate the location for
the residential driveway for parcel A.
SP- 2010 -00019 Afton Farmers Market (Summer Frederick)
• Site entrance needs to be evaluated for commercial entrance standards in accordance with the
requirements of appendix F in the VDOT Road Design Manual.
• Existing and proposed trip generation needs to be indicated on the plan.
SP- 2010 -00020 CenturyLink- Verizon Tier III (Gerald Gatobu)
• No Comments
ZMA- 2010 -00004 James Morris (Joan McDowell)
• A commercial entrance meeting the requirements of the VDOT Road Design Manual Appendix F
will need to be constructed at this site. The entrance will need to meet spacing standards along
Route 654 with adequate sight distance and minimum dimensions for a commercial entrance.
Route 654 is classified as Urban Minor Arterial and the minimum spacing of full access
connections is 660 feet.
