The final plat for Old Trail Block 3B Lots 13 -17 has been reviewed. The original plat for this area was
submitted to the county 3 August 2010. However, the applicant had provided a revision to the plan via
email which was received 24 August 2010. The comments of this memorandum are in response to this
latter document. Engineering review for current development can recommend approval to the plat once the
following comments have been addressed.
1. In order for this plat to be signed, the remaining bond amount delivered on March 3rd, 2010,
computed by Amy Pflaum during the review of SUB - 2009 - 00161, must be posted. This amount
is $34,700. This bond amount is for the construction of Mornington Court (Sta. 10 +00 to Sta.
12 +18) and Mornington Lane (Sta. 10 +00 to Sta. 12 +35). In addition to the already bonded items,
these alleys are required improvements. (It should be noted that this amount was computed off of
the original site plan, SDP - 2009 - 00093, and may not be completely accurate. If the applicant
wishes that a new bond be computed based on the amendment, SDP - 2010 - 00045, please complete
a Bond Estimate Request form and submit it to the county with a $250 fee.) A full or partial bond
may not be necessary if as -built plans and road completion certification are provided to and
approved by the County Engineer. [14 -435]
2. All storm drainage, public utility, and private access easements to the public street must be
updated with this plat to match the latest approved site plan amendment, SDP - 2010 - 00045.

3. It appears a maintenance agreement is needed per 14 -317 for the internal private access easements.
If it has not already been provided with the previous subdivision application, please submit this
agreement to the Planner. [14 -317]
