Although a full TIA is not required to be submitted, the expected traffic to be generated by a potential use on this property needs to be provided, for review by the Transportation Planning division. Additional Information • The Places29 Master Plan identifies most of this parcel as "Urban Mixed Use in Centers," which recommends a mix of residential, commercial, and service uses. Small portions of this parcel are designated as "Neighborhood Density Residential" and "Office/R&D/Flex/Light Industrial." • Consider which uses permitted by -right in the HC zoning district may not be appropriate or recommended for the Urban Mixed Use in Centers land use designation. • The surrounding area to the north is residential. Consider impacts, and mitigation of such impacts, on these areas. • There are plans by VDOT and the County for a round -about to be constructed at the intersection of Airport Road and Lewis & Clark Drive as a part of the Berkmar Dr. extension project. This intersection work will likely have an impact on this parcel. It is recommended to contact VDOT to discuss the plans for this area. • Consider bike and pedestrian infrastructure in this area. • The subject property is located within the Entrance Corridor overlay district. o The ordinance requirements for this overlay district will apply to this project. o Review by the ARB will be required. Consider these connections when planning the site.
