The County of Albemarle Division of Zoning and Current Development will grant or recommend
approval of the Easement plat referred to above once the following comments have been addressed:
[Each comment is preceded by the applicable reference, which is to the Subdivision /Zoning
Ordinances unless otherwise specified.]
1. [14- 302(B)51 Zoning classification. The zoning classification of the property, including all
applicable zoning overlay districts, proffers, special use permits and variances. The property is
zoned PD -MC and not PD -MA as indicated on the plat. Please revise. Additionally, please list
special use permit and Zoning Map Amendment numbers that relate to the proposed
property on the plat e.g. ZMA- 2000 -0009 and SP- 2002 -072 (refer to SUB2010 -93).
2. [14- 302(B)5] Dimension standards and information on all lots, streets, alleys, easements, and
shared driveways. Please indicate on the plat dimension(s) for U.S. Route 29 North. Is it a
variable width public right of way? Show /delineate the dimensions of the ACSA easements on
the plat i.e. 30 foot ACSA easement or 20 foot ACSA easement.
3. Has the boundary line adjustment plat (SUB201000093) been recorded? If so, the boundary line
shown on page 2 with the caption "property line to be vacated by plat showing boundary line
adjustment for North Pointe Northwest Residential Area on U.S. route 29 "need not be shown.
4. [14- 302.A5] According to my site plan comment from Albemarle County Parks and Recreation
Department, (see site plan comment letter dated September 14a' 2010 addressed to Mr. Spurzem)
the county is requesting that the greenway be dedicated at this time. This can be done with this
application or a future subdivision plat. Additionally, a public access easement needs to be platted
with this application or with a subsequent subdivision plat that will dedicate the greenway to the
County of Albemarle. The public access easement is shown on the application plan and is meant to
provide public access to the Greenway Trail.
