Subject: SUB - 2010 -102- Runboat Properties, LLC- Boundary Line Adjustment
The Planner for the Zoning & Current Development Division of the Albemarle County
Department Community Development will recommend approve the plan referred to above when
the following items have been satisfactorily addressed. (The following comments are those that
have been identified at this time. Additional comments or conditions may be added or eliminated
based on further review.) [Each comment is preceded by the applicable reference to the
Albemarle County Code.]
1. [14 -302 (A)(2)] Vicinity Map. Revise the vicinity map to be at a scale of one (1) inch
equal to two thousand (2,000) feet that shows the properties and their relationships with
adjoining land and streets.
2. [14 -302 (A)(9)] Building sites on proposed lots. Revise building site note to read
verbatim "Tax Map 69 Parcel 5A and the residue of Tax Map 69 Parcel 513 each contain
a building site that complies with section 4.2.1 of the Albemarle County Zoning
Ordinance."
3. [14 -302 (A)(10)] Right offurther division ofproposed lots. Clarify the division rights on
the plat. If no division rights are being affected by this boundary line adjustment, state
"No division rights are being affected, Tax Map 69 Parcel 5A is retaining 2 development
rights, and Tax Map 69 Parcel 513 is retaining 5 development rights."
4. [14 -302 (13)(7)] Reservoir watershed; agricultural forestal district. State with a notation
on the plat whether the property is in the reservoir watershed or agricultural- forestal
district. The property is in the Stockton Creek water supply watershed and is not in an
agricultural- forestal district.
5. [14 -302 (13)(10)] Stream buffers. Provide the following notation on the plat with regard to
the stream buffers: "The stream buffer(s) shown heron shall be managed in accordance
with the Albemarle County Water Protection Ordinance."
6. [14 -303 (D)] Acreage of lots. Please change the reference of `Lot 2' to the tax map and
parcel number of the parcel (Tax Map 69 Parcel 5A) everywhere it is referenced on the
plat. It is confusing when the parcel is being referenced as a lot. Also, where you
reference the acreage being added from Tax Map 69 Parcel 513, reference the parcel
number, not just `portion of 11.110A'.
