HomeMy WebLinkAboutSUB201000097 Review Comments Final Plat 2010-08-26*-&A County of Albemarle Department of Community Development Memorandum To: Elizabeth Marotta, Current Development Project Planner From: Phil Custer, Current Development engineering review Date: 26 August 2010 Subject: South Ivy (Echols) Subdivision Phase H Final Plat (SUB- 2010 - 00097) The final plat for South Ivy Phase II, received on 9 August 2010, has been reviewed. Engineering can recommend approval to the plan once the following comments are addressed. 1. Before this plat can be signed, the applicant must either post a full road bond or provide engineering review with an inspection report from VDOT and an as -built survey to be reviewed by the County Engineer. Depending on the as -built survey and VDOT inspection report, a partial bond may not even be necessary. If a full or partial bond is needed, the applicant must request this bond by completing a Bond Request Form and submit it to the county with a $250 fee. Please review the following documents: As -Built Road Plan Policy, Public Road Acceptance Procedure, and Certificate of Completion. 2. The drainage easements must be 20ft wide placed on the centerline of each ditch. The plat must call out these easements as public drainage easements. Separate, variable -width SWM easements should be platted around each of the SWM facilities. The drainage easements must terminate when they intersect a SWM easement. Since an as -built plan is necessary at some point in the process, I recommend surveying the centerline of the ditch to accurately place the drainage easements. 3. The applicant must submit a Deed of Easement for the dedication of the public drainage easements. The applicant should contact the County's Attorney's Office for the most recent deed template for public drainage easements. 4. All of the curves appear to be mislabeled. For instance, the radii of C6, C7, and C8 are likely 50ft. Please correct. Also, I cannot locate Curves 13 -18. File: E1_fl t PBC_sub201000097.doc
