Subject: SUB - 2010 -109- Wood, Oscar and Anna- Final Plat- Creation of lot `D'
The Planner for the Zoning & Current Development Division of the Albemarle County
Department Community Development will recommend approve the plan referred to above when
the following items have been satisfactorily addressed. (The following comments are those that
have been identified at this time. Additional comments or conditions may be added or eliminated
based on further review.) [Each comment is preceded by the applicable reference to the
Albemarle County Code.]
1. [14 -303 (L)] Public utility, drainage and sight distance easements. Once the boundary
line adjustment is recorded, provide the deed book and page number for the site distance
easement.
2. [14 -316] Approval of entrance on public streets. VDOT approval is required. Provide a
statement from VDOT granting their approval.
3. [14 -317] Instrument evidencing maintenance of certain improvements. Provide a private
street maintenance agreement for the proposed private street for review and approval
from County Attorney. A template for such an agreement is attached.
4. [ 14 -404] Lot location to allow access from lot onto a street or shared driveway. Each lot
shall have reasonable access from only one street established at the time of subdivision.
The existing entrance on the residue must be closed and that lot must have its access from
the newly created private street.
