Subject: SUB 2010 — 00110 Donna Franzen Rural Division.
The County of Albemarle Division of Zoning and Current Development will grant or recommend approval of
the rural division plat referred to above once the following comments have been addressed: [Each comment is
preceded by the applicable reference, which is to the Subdivision/Zoning Ordinances unless otherwise
specified.]
1. [14- 302(B)7] Reservoir watershed, agricultural forestal district. A notation as to whether the land is within
an Albemarle County and/or City of Charlottesville water supply watershed or an agricultural - forestal
district. The property shown herein is within an Albemarle County and/or City of Charlottesville water
supply watershed. The property is in the Buck Mountain Creek Water Supply Watershed but is not in an
Agricultural- Forestal District. Please add this as a note on the plat.
2. [14- 302(B)8] The location of all yards required by this chapter and the zoning ordinance, which may be
shown graphically or described in a note on the plat. Add the Rural Area setbacks to the plat. The setbacks
are as follows, 75' front, 25' sides and 35' rear. These can be shown graphically or described in a note on
the plat.
3. [14- 302(B)9] Flood plain. The location of any part of the property within the flood hazard overlay district,
as set forth in section 30.3 of the zoning ordinance. Show the location of the flood hazard overlay district on
the plat. Parts of the property along Blackwell's Hollow Road [State Route 810] are in the flood Plain. Refer
to the Albemarle County GIS website for the flood plain location.
4. [14- 302(B)10] Stream buffers. Add the following note to the plat "The stream buffer(s) shown hereon shall
be managed in accordance with the Albemarle County Water Protection Ordinance. Show the location of
stream buffer(s) required by section 17 -317 of the water protection ordinance. Refer to the Albemarle
County GIS website for the water protection ordinance stream buffer location, or contact me and I will be
glad to assist with how to access to our County GIS website.
5. [14 -316] The subdivider shall submit, prior to or with the final plat, evidence satisfactory to the agent that
the entrance of the principal means of access for each lot onto any existing or proposed public street
complies with Virginia Department of Transportation standards;
6. I have contacted Mr. Bill Craun at the Virginia Department of Health about getting approval of
existing well and septic systems.
