Add/scan Zoning Map Amendment (ZMA) 2006 -5 proffers to the final site plan. 2. The Conservation Plan checklist on sheet LL2 needs to be signed and dated. 3. There are 29 MG and not 28 MG (Little Gem Magnolia). I counted 8 and not 7 at the North East corner of the site plan next to lot number 86. Please revise /reconcile. 4. Dimension sheet S -1 to a scale of 1:40 i.e. I would like to see the scope of the entire project without the match line. 5. 4.11.1 Covered porches, balconies, chimneys and like features: Covered porches, balconies, chimneys eaves and like architectural features may project no more than four (4) feet into any required yard: provided that no such feature shall be closer than six (6) feet into any lot line. Several balconies shown on the site plan project more than four (4) feet into required setbacks. Please revise. 6. Indicate on the site plan the height of the condominium structure/building. Based on the setbacks shown on the site plan, the condominium structure/building cannot exceed a height of forty eight (48) feet. 7. Is outdoor lighting proposed? If so please submit a lighting plan that meets the requirements of section 4.17 of the zoning ordinance. 8. All affordable units need to be designated on the site plan per proffer number I.C. which reads that "Each subdivision plat and site plan for the land within the property which includes affordable or other price- restricted units shall designate the lots or units that will be subject to the terms and conditions of this proffer ". 9. Canopy Calculations: The total site area figure shown 402,605 in square feet is incorrect. 9.24 acres when multiplied by 43,560 will give you 402,494.4 square feet. Please correct and revise. 10. This project has a Gross Density of 13.42 DU /Acre (124 /9.24), therefore the required canopy is: Fifteen (15) percent tree canopy for a residential site to be developed at a gross density of more than ten (10) but less than twent(20) dwelling upper acre. You have used 10 percent tree canopy for the site. 10 percent tree canopy is required for a residential site to be developed at a gross density of 20 dwelling units per acre or more. Please use the 15% tree canopy requirement and revise the calculations. The current total canopy figure (52,834) falls short of the 15% tree canopy requirement for the site. 11. The five (5) percent canopy requirement or 0.08 acres does not equal 3,461 square feet. 0.08 acres when multiplied by 43,560 will give you 3,484.8 square feet not 3,461 square feet. Additionally proposed plating canopy calculations 0.48 AC does not equal 20,884 square feet when multiplied by 43,560. 0.48 Acres when multiplied by 43,560 will give you 20,908.8 square feet.
