The County of Albemarle Division of Zoning and Current Development will grant or recommend approval of
the final plat above once the following comments have been addressed: [Each comment is preceded by the
applicable reference, which is to the Subdivision /Zoning Ordinances unless otherwise specified.]
1. [14- 302(A)11] Instrument creating property proposed for subdivision. The deed book and page number of
the instrument whereby the property was created, as recorded in the office of the clerk of the circuit court of
the county. I could not find the deed book and pace number whereby the property was created as recorded in
the office of the clerk of the circuit court. Please add the deed book and pace number whereby the property
was created as recorded in the office of the clerk of the circuit court of the county.
2. [14- 302(A) 151 Identification of all owners and certain interest holders. Add the names and addresses of
each owner of record and holders of any easements affecting the property.
3. [14- 302(B) 5] Zoning classification. The zoning classification of the property, including all applicable
zoning overlay districts, proffers, special use permits and variances. Include Zoning Map Amendment
applications (proffers), and special use permit conditions on the plat. This application is zoned R15 with
proffers, therefore it is subject to proffers and special use permit conditions that need to be added to the plat.
4. [14- 303(s)] Control points. At least four (4) control points, evenly distributed across the property and
located at survey property corners, and shown on each sheet depicting the property. At the option of the
subdivider, the control points may be shown on a copy of the final plat, rather than on the original final _plat.
5. [14 -317] if the subdivision will contain one (1) or more improvements that are not to be maintained by the
county or any authority or other public agency, the subdivider shall submit with the final plat an instrument
assuring the perpetual maintenance of the improvement. The instrument shall be subject to review and
approval by the county attorney and shall be in a form and style so that it may be recorded in the office of
the clerk of the circuit court of the county. The agent may require that the instrument be on a form prepared
by the county attorney. Submit a road maintenance agreement for Avemore Pond Road that shall be subject
to review and approval by the county attorney. As stated above, the road maintenance agreement shall be in
a form and style so that it may be recorded in the office of the clerk of the circuit court.
6. 14 -435 Surety in lieu of completion of on -site improvements. This plat cannot be signed by the County
until road and ESC bonds are posted. Please coordinate with Philip Custer (Current Development Engineer)
to get the ESC and road bonds posted.
