The Zoning and Current Development Division of the Albemarle County Department of Community
Development will recommend approval of the proposed easement plat referred to above when the
following items have been satisfactorily addressed. (The following comments are those that have been
identified at this time. Additional comments or conditions may be added or eliminated bases upon further
review.) Each comment is preceded by the applicable reference to the Albemarle County Code.
[Sec. 14- 302.B.7] COMMENT: This property is not in a water supply protection area (which is
different from a watershed.) Please revise Note #8 (per this section of the ordinance) to indicate
the property is not in a water supply protection area.
2. [Sec. 14- 303.L] Public utility, drainage, and sight distance easements. COMMENT: Confirm if
there are or are not easements on this property.
3. [Sec. 14 -312] Location of existing buildings. COMMENT: Provide dimensions from any
existing buildings within 50' of a property line to the property line.
4. [Sec. 14- 302.A.10] Development rights. COMMENT: Note must in accordance with verbiage
required by this section. Currently, the content of Note #6 is incorrect. When you revise Note
#6, please revise to reflect: revised TMP105 -19B is assigned 3 development rights, and when
used may not comprise more than 12.081 acres, and, revised TMP105 -19 will retain 2
development rights (you can take out the part about `shall not comprise more than 8.0 acres').
