Subject: SDP201000063 National College - Preliminary Site Plan
The preliminary site plan for National College, submitted on September 16, 2010, has been reviewed.
Current Development Engineering has the following comments:
Preliminary Site Plan Comments
1. Please provide the Owner's information on the cover sheet. [18- 32.5.6a]
(Rev. 1) Comment has been addressed.
2. Please provide traffic generation figures for the site based upon current VDOT rates. [18- 32.5.6q]
(Rev. 1) Comment has been addressed.
3. Please provide a Simple Method Spreadsheet illustrating removal rate requirements.

(Rev. 1) Simple Method Spreadsheet was submitted. However, the spreadsheet seems to be
incorrect. It appears that the existing structure and gravel have not accounted for in the pre -
development portion of the spreadsheet. Please revise.
4. Please provide site distance triangles at the entrance. [DSM -6.1]
(Rev. 1) Comment has not been addressed. The site distance is to be measured from a point in
an intersection 10' off the edge of pavement of the intersected travelway, to a point on the
travelway centerline.
It seems that trees will be removed in the adjacent property, TMP: 32 -22L. Please provide a letter
of intent from the adjacent owner and a temporary construction easement.
(Rev. 1) Comment has been addressed. Letter has been received.
6. Construction slopes steeper than 2:1 must have a waiver from the county engineer. Please provide
a request for waiver and include demonstrable hardship, and provisions for permanent stabilization
and structural stability. [DSM -8.A3]
(Rev. 1) Comment has been addressed. 2:1 slopes have been achieved.
It appears that some of the existing proposed contours on the grading plan do not connect properly
to one another. Please revise.

Final Site Plan Comments (For information purposes only)
All comments below have been acknowledged by the applicant:
1. Please professional seal, signed and date. [18- 32.6.1]
2. Please provide drainage details. For example, typical sections, profiles to all pipes and channels,
and drainage summary table and legend.[18- 32.6.6]
Please provide a WPO application and fee with an Erosion & Sediment Control and Stormwater
Management Plan.
4. It seems that some of the proposed grading in the parking area exceeds the 5% maximum grade.
5. Please provide a loading space or submit a request for modification to the provision of
18- 4.12.13f.
6. Please label all parking and travelway areas with dimensions. [18- 4.12.16, 18- 4.12.17]
7. Please provide an entrance profile showing adequate landing. [18- 4.12.17b]
8. There seems to be some concern with the slopes on the sidewalks along the proposed travelway.
Engineering recommends finding an alternative design to reduce the slopes on the sidewalks.

9. Please extend the dumpster pad a minimum of 8' beyond the front of the dumpster. [18- 4.12.19]
10. Please provide general construction notes. [DSM]
11. VDOT approval must be obtained for plans that affect right -of -way.
