We are trying to determine the parking requirements for this parcel, part of the Bartelt Office Park,
when putting in a dentist use in 600 Rio Road West, building that is 1,498sf. The other building, 602 Rio
Road West, would remain unchanged and remain as an office use.
(See attached site plan for reference)

development from 66 spaces to 64 spaces, which lowered the parking required for this parcel by one
space. It is broken down as such:

As current Office Use (600 Rio Rd. W) =1498 x.8 - 91200 = 5.99 = 6 (5.5 required per 2002 site plan)
*Not Changing* For Office Use (602 Rio Rd. W) = 2016 x.8 = 1612.80/200 = 8.06 = 8 (7.5 required per
2002 site plan)
With that said, with a potential dentist use looking to occupy the 1,498 sf, which requires a space for
every 175 sf opposed to the 200 sf for office, we have calculated that one additional space will be
needed:
For Dentist Use= 1498 x .8 = 1,198/175 = 6.85 = 7 (5.5 required per 2002 site plan + 1= 6.5)
Therefore, we have determined and are looking for conformation that the 7.5 spaces for office use at
602 plus 6.5 spaces for the dentist use at 600 equals 14 spaces, one more than the originally agreed
upon 13 spaces.
The additional space needed will come from T.M. 45 Parcel 158, which is part of the Bartelt Office Park.
Currently there are 8 spaces which where created when the road connecting Rio Road West to
Greenfields Terrace was developed. A space would be put under agreement with the dentist user to
make the parking ratios sufficient.
