Charlottesville, VA 22902 Subject: Site Review Meeting Comments September 2nd, 2010 site review meeting Dear Mr. Brooks: Below are VDOT's comments on the Site Plans for the September 2nd, 2010 Site Review Committee Meeting: SDP - 2010 -00063 National College Preliminary (Megan Yaniglos) 1. Show sight distance triangle at the proposed entrance in accordance with Appendix F of the VDOT Road Design Manual for SDL to ensure the sight line falls entirely within the existing right of way for route 29. 2. The entrance location on Route 29 has been reviewed and approved as a design exception to the access management standards provided that the entrances to the south are consolidated with the site plan and access to the northern property is provided for any future development on the northern property. 3. It is recommended that the Access Easement limits are pushed back to the end of 60 foot wide property section, about 107 feet to the west, to provide the most flexibility for redevelopment of the northern or southern properties should that occur. 4. Final plans will need to include details for the turn lane widening in accordance with the requirements of the VDOT GS -5 standard for Urban Other Principal Arterial Road. Also, pavement structure of the turn lane will need to at least match the depth and types of materials on route 29 and lane widening must be in accordance with the VDOT WP -2 standard for pavement widening. 5. A Land Use Permit will be required for any construction in the Route 29 ROW and will be issues by the Culpeper South Land Development section after final plans have been approved by the county. Please request the applicants provide a written description of revisions with re- submissions.
