Subject: Site Review Meeting Comments October 7th, 2010 site review meeting
Dear Mr. Brooks:
Below are VDOT's comments on the Site Plans for the October 7t', 2010 Site Review
Committee Meeting:
SUB- 2010 -00115 The Preserve at Glemnore — Preliminary (Elizabeth Marotta)
• No comments
SUB- 2010 -00119 The Granger- Preliminary (Megan Yaniglos)
• This plan needs to be in accordance with the VDOT's Secondary Streets Acceptance
Requirements (SSAR), 24VAC- 30 -92, to be eligible for state maintenance. Included
in the regulation are the connectivity requirements. This proposed subdivision is a
compact area type. It will require a connectivity index of 1.6 and must have multiple
connections in multiple directions. The index value will be reduced to about 1.3 due
to the interstate and railroad. It appears that in order for the roads to meet the standard
they will need to have a connection between phase I and phase II.
• Intersection sight distance needs to be in accordance with Appendix F of the VDOT
Road Design Manual. SDL--290 feet and SDR= 335 feet.
• This preliminary plan should include all elements listed in the SSAR 24VAC30 -92-
70, Administrative Procedure.
• Sidewalks must be on both sides of the street for average lot sizes of 1/2 acre or less.
Road A will need the added sidewalk.
• Standard GS -SSAR states that roads with one point of access must meet the design
criteria for projected volumes of 2001 -4000 according to page b(1) -7 of the VDOT
Road Design Manual.
• The minimum setback from the curb is three feet. Tree lines must be a minimum of
three feet behind the curb. The right of way line also needs to be set at a minimum of
three feet behind the curb.
• The minimum centerline radius is 335 feet for roads with one point of access.

The minimum sight intersection sight distance for internal roads is 335 feet.
Road and drainage plans will be required with final site plans.
Please request the applicants provide a written description of revisions with re- submissions. If
you have any questions or comments, please contact me prior to sharing these comments with
the applicants.
