The final plat for Old Trail Block 3B Lot 1 Subdivision has been reviewed. Engineering review for
current development can recommend approval to the plat once the following comments have been
addressed.
1. During the review of the revision to the last Old Trail Block 3B subdivision plat (SUB -2010-
00096) it was discovered that Claremont Dr. from Station 13 +50 to 17 +25 is not currently covered
by any road bond nor has it been accepted by VDOT for maintenance. The issue was not raised to
expedite the previous application. However, before this plat is approved, the bond for the
remaining portion of the road must be posted. It does not appear that an estimate has been
computed and the applicant must request that one be calculated by completing this form and
providing it to the county with a $250 fee. This portion of Claremont appears to have been
reviewed and approved under SDP - 2008 - 00035. [14- 303.E, 14 -435]
2. The plat appears to need more easements regarding the water and sewer services to Lots 1, 2, and
3. Easements appear to be needed for the following utility lines:
a. The private sanitary sewer lateral for lot 1 across lots 2 and 3.
b. The private sanitary sewer lateral for lot 2 across lot 3.
c. The water meters for lots 2 and 3. (public)
d. A private water lateral to lot 1 across lots 13 and 2. [14- 303.L]
3. The latest site plan amendment appears to have added a private roofdrain system across Lots 1 -7.
This system must be contained within a private easement to the storm sewer structure 3 -14. This
easement does not need to be the standard 20ft wide. [ 14- 303.L]
4. An access and maintenance easement is needed on lot 7 to allow for public access to the grassed
lawn. This easement should be extended to the property line, not just to the alley /private street
easement, and may need a maintenance agreement as well. [14- 303.E]
5. For Old Trail Drive and Claremont Drive, please provide the deedbook and page number that each
ROW was dedicated with. [14 -428]
