HomeMy WebLinkAboutSUB201000135 Review Comments Final Plat 2010-10-27 (3)vIRG1N� County of Albemarle Department of Community Development Memorandum To: Elizabeth Marotta, Current Development Planner From: Phil Custer, Current Development Engineer Date: October 27, 2010 Subject: SUB - 2010 -00135 Foxchase Landing Final Plat- Lots 3, 4, and 11 The final plat for the Foxchase Landing Lots 3, 4, and 11, received October 13, 2010, has been reviewed. Current Development Engineering can recommend approval to the plan once the following comments are addressed: 1. The roadways within this subdivision must be accepted by VDOT or bonded. In a letter dated 8 September 2008, the County Engineer reduced the required bond amount to $88,000. If the applicant wishes not to post this bond, please forward inspection reports from VDOT and as -built plans to the County Engineer. 2. Engineering review notes at this time that Carlyle Place is not aligned with the county -owned parcel 56G -A2 that was originally intended to serve as the ROW for the road extension. 3. A deed of easement is needed for all public drainage easements. Please contact the County Attorney's office for a copy of the latest deed of easement template. 4. Public drainage easement must be exclusive of the slope easements. If the grading for the roadway has already been performed and the slopes are stabilized, I do not suspect that slope easement are necessary.
